Prague - In the last year, the most significant price increases were seen in apartments in Ostrava and building plots in attractive Prague locations. In both cases, prices rose by up to 15 percent. This is reported by today's Hospodářské noviny, citing the results of its own survey among real estate agencies and valid price maps.

While prices in Prague have been rising for several years, the increase in apartment prices in Ostrava reportedly surprised real estate agents. Apartments in Ostrava are now selling for 38,000 crowns per square meter, said Leona Drozdová, an agent from the Ostrava real estate agency Neoreality. According to her, these apartments would have been unsellable for this amount just two years ago.
The price increase in Ostrava is expected to continue, according to agents. Many large companies have come to the region, and the nearby industrial zone of Hrabová as well as the anticipated construction of the Hyundai car factory in Nošovice are important factors.
However, housing is still most expensive in Prague. New apartments are sold here for 1.5 to 2.5 million crowns. According to findings from HN, prices for apartments in the capital increased by up to ten percent last year. Conversely, the cheapest studio and two-room apartments are still being sold in northern Bohemia and in some towns in the Moravian-Silesian region, where they can be purchased for an average of 650,000 crowns.
In Prague, however, plots suitable for the construction of family villas are experiencing the fastest price increases. Demand for building plots in luxury Prague districts has driven prices up to 15,000 crowns per square meter.
"Prices for plots in these locations will continue to rise in the future due to limited supply. They will remain the fastest-growing property prices in the city," predicts Jaroslav Novotný, president of the Association of Real Estate Agencies. There is a shortage of quality building plots in Prague, and they are already quite difficult to find, HN reported.
