Brno - Brno plans to create land-use studies for possible construction of residential buildings in the areas along Lány street in the Bohunice district and Šedova street in the Vinohrady district. This was stated today by Deputy Mayor Martin Ander (SZ). According to him, the studies will be used in the changes to the zoning plan and by building authorities for potential decision-making. Both studies are expected to be completed by autumn at the latest.


To strengthen the housing options, Brno is considering areas under Lány street towards the Leskava river. "In the past, a horticultural secondary school was established there. The buildings were designed by architect Dušan Jurkovič, so they are valuable. On the other hand, the area is not serving its original purpose, and it is necessary to consider its change and use, for example, for housing," said Ander.

According to him, housing would not occupy the entire area. "There will definitely also be space for additional functions, such as recreation or sports. The study should be completed by September of this year," said the deputy.

The second area being considered for residential construction is the slope around Šedova street between the Vinohrady and Židenice districts. There, according to Ander, in addition to housing, spaces for sports or services and shops could also be created. "In this locality, transportation accessibility and serviceability are not easy. The slope is also not entirely stable, so geological conditions will need to be evaluated," said Ander. The study is expected to be completed during the summer.

Both studies will serve two purposes. "They will be the basis for potential decision-making by the building authority in that area, where investors will already be in line with the zoning plan, and some projects may be permitted. However, both locations will undergo relatively significant changes, so the primary purpose of the studies will be to serve as a basis for changing the zoning plan," said Ander.

According to him, changes to the zoning plan should begin preparations this year. "Next year, they should be discussed with the public, and approval could be achieved sometime in the spring of 2019," Ander added.
