Prague - Blanka Matragi met today with architects and Prague 6 regarding the villa she wants to build on the site of the illegally demolished house in Ořechovka. The city district insists on a change of the project and the completion of documentation, spokesperson for the city district Adam Halmoši informed ČTK after the meeting. The original villa in the heritage zone was demolished without permission by the company in December 2013.
    The project does not meet the conditions for construction in the heritage zone of the Ořechovka villa colony. According to the municipality, the proposed building is higher than the surrounding construction, lacks the regulated roof slope typical for Ořechovka, and does not adhere to the building land coefficient.
    "They promised to add, for example, the missing land coverage coefficients to the documentation. They also stated that they would present a revised project as soon as possible that would correspond to the character of the area,” said Deputy Mayor Eva Smutná (TOP 09), who is responsible for urban development and planning.
    Blanka Matragi disagrees with the opinion of the office. "We have been consulting everything with heritage protectors for six months and have adjusted the design of the house according to their requirements. I do not want to build a house in the form of so-called business baroque, but a unique structure of the third millennium, which will serve people after my death; I am not building my family house,” Matragi told ČTK on Thursday.
    The company that demolished the house had permission for its reconstruction but instead flattened the entire villa. For this, the company received a fine of 150,000 crowns from the municipality, which the magistrate ultimately canceled and returned for further discussion.
    The case with the villa of Matragi Design is not the only one in Ořechovka. The company Altstaedter Investments based in Prague 5 requested a building permit for modifications to a family house on Západní Street in March of last year. However, in September, instead of reconstruction, they demolished the villa. In January, the building authority of Prague 6 provisionally imposed a fine amounting to hundreds of thousands of crowns on them. The specific amount was not disclosed.
    Ořechovka is one of the most famous and oldest villa districts in Prague, built between 1919 and 1929 with the participation of prominent architects.
