Prague – A development company has announced an architectural competition for a building it plans to construct on the site near the future metro station D Olbrachtova. This was reported to ČTK by the company’s director, Tomáš Fencl. The results of the competition, which are expected to be known in October, will determine the height and other parameters of the building. The company purchased the nearly one-hectare plot with an administrative building last year at auction for 497 million crowns.


According to Fencl, the competition is organized for the company by CCEA MOBA under the supervision of the Czech Chamber of Architects. Fencl added that the company does not restrict the registered architects in any way, so for example, it has not specified a required height for the building. "We don't know what the architects will propose to us, and we didn't want to tie their hands," he said. The new building is expected to include rental apartments, offices, and shops.

The site is located at the intersection of Na Strži, Jeremenkova, and Olbrachtova streets, and currently contains a four-story administrative building and an auto service center. The first station of the planned metro line D is set to be built right next to the site. According to Fencl, the results of the competition will also lead to a change in the zoning plan, which the company will request from the Prague City Hall.

In addition to representatives of the investor, the jury of the competition includes experts, chaired by architect Radek Kolařík. Other Czech members are Viktorie Součková and Jan Schindler from the Schindler Seko Architekti studio. Foreign experts include former chief architect of Copenhagen Tina Saaby and Pascal Müller from the Zurich studio Müller Sigrist Architekten.

In the past, the company built the Tetris office building near the Budějovická metro station, the Pankrác Prime administrative center not far from the Prague Uprising, and the residential project 4U Living in Nusle. Metro D will initially be established between Pankrác and Písnice, then it is expected to be extended from Pankrác to Náměstí Míru. Construction is set to begin this year, specifically in the section between Pankrác and Olbrachtova. The first section of the line could be put into operation in the second half of 2028, according to city management representatives. It has not yet been decided where the metro will go from Náměstí Míru. The projected cost of the new metro line is 72.6 billion crowns. The investor is the Prague Public Transit Company, which is owned by the city of Prague.
