urban planning solution
The plot on U Vojanky street is narrow and long and has an elevation of approximately 13 meters. The upper part of the plot is almost level, with the slope occurring in the first third of the property. The mentioned plot is accessible from the eastern side from U Vojanky street. On the northern side of the plot, there is a three-story residential building with a gable roof. On the southern side, there is a three-story residential building with a gable roof and dormers. Two blocks away, there is a terrace house with a flat roof that reacts to the slope in the lower part of its plot. The surrounding development is a mixture of family and apartment buildings ranging from three to five above-ground floors, from various periods of the 20th century to the present.
The overall positioning of the building was carried out in compliance with legal and sanitary standards; the distance from the proposed house to the existing house meets the requirements of the sloped section of the opposing walls. The new apartment building positioned on the plot does not overshadow the surrounding structures and meets the conditions for lighting and sunlight in their living rooms according to the standard.

architectural solution
With regard to the parameters of the plot, the design involved the creation of two buildings that respond to the local terrain conditions and respect the height of the surrounding development. The lower terrace building logically responds to the steeper slope in the lower part of the plot and seems to climb up the slope. The suitability of this solution has already been demonstrated by a building in the same street on a plot two blocks lower. The lower mass of the lower building aligns with the property (street) line. The upper building is no longer terraced and has only recessed terraces on its last floor.
The facades of the buildings are clad in brick. The lower building partially features a special metal facade made of large-format panels with circular openings. The supplementary parts of the facade are made of cement-bonded particleboard.

In the 1st basement, there are underground garages; on the 1st floor, there are garages, the entrance to the house, and the technical facilities of the building. From the garage area, there is access to the stairs and elevator, which are oriented to the northern side of the building. The remaining floors of the building contain apartments. Each apartment in the lower street building has one balcony or terrace.
The upper building has one underground and three above-ground floors. In the underground floor, there are the technical facilities of the building, and the remaining areas are apartments. Here too, each apartment has one balcony or terrace. The "green" areas and terraces will mainly be around the street building, above the 1st basement - garages and along the sides of the building, connecting to the surrounding greenery. For the upper building, there will be "green" areas mainly in the front gardens around the whole house. On the individual flat roofs or larger terraces, smaller greenery in containers or extensive greenery will be planted.
