BB Centrum – building G

BB Centrum – building G
Investor:PASSERINVEST GROUP, a.s.
Completion:2013

The appearance of the BBC G building underwent the following evolution in the project phase: competition (fig. 1) - "to win"; redesign (fig. 2) - "so that we also like the building"; project (fig. 3) - "so that the building is liked by conservators, relevant authorities, neighbors, the investor, and us too."
The object G of the Michel BB Center is a newly built administrative building with a commercial ground floor. The office spaces on the upper floors are rented to individual users, while shops and restaurants are located on the ground floor along Michelská Street. Parking is available in three underground levels, and the entrance to the garages is via a ramp from Baarova Street. The street facade of the building consists of a three-story mass that is increased by two floors (one office, one technical) receding into the courtyard. It follows the gradual height increase of the surrounding buildings towards the main road. The building has an L-shaped floor plan, thereby completing and closing off the block of buildings between Baarova, Michelská, and Telčská Streets, and respecting the prescribed building line with its placement. It completes a block with a clearly divided public and private space; the functional distribution is also "urban-forming," where services are located on the ground floor, and the main functional areas operate from the 2nd floor, similar to the majority of the opposite buildings.

The stepped levels of the ground floor follow the sloping line of the sidewalk, making all operations on the ground floor accessible barrier-free directly from the street. To compensate for a significant height difference, an intermediate floor (referred to as a mezzanine) with office space has been inserted into the corner part. A covered arcade with a public transport stop was created on the longer side of the building on Michelská Street by receding the ground floor. The project enhances both streets with tree-lined avenues.

The entrance hall of the office area with a central reception, security desk, and a core of vertical communications is located in the middle section of this wing. One elevator connects the underground floors to the ground floor, and a pair of elevators with destination control services the upper floors. The hall is divided into a publicly accessible zone and a zone accessible only with a chip card entry through turnstiles. Behind them is also an entrance to the garden in the inner courtyard. With simple modifications, a second entrance hall can be created from Baarova Street, thereby allowing the building to be divided into two separate units, each with its own communication core. A typical administrative floor can be divided into four rental units. The office spaces form a universal, freely divisible area. Depending on the width of the floor, it can be a five-tract or three-tract layout. In the case of a five-tract, on the 2nd and 3rd floors, the central tract is designated for occasional workplaces or as meeting rooms, archives, server rooms, storerooms, etc., due to insufficient natural lighting. The space allows for easy division according to pre-prepared modules. Modulation (the size of the minimum office cell) is based on the main modular system of the building and secondarily on the modulation of the facades. The width of the minimum office is 2.7m.

The roofs of the building are flat, bordered by greenery in large-volume planters. On the roof of the 3rd floor, there is a terrace made of wooden slats. All this brings a natural element into the interiors of the offices and plays a significant role in the overall expression of the building. In the inner courtyard, there is a relaxation garden with mature greenery and garden furniture intended for employees and visitors, with controlled access. The division of window openings is derived from the basic module of the building, which is 1.35m. Band windows are alternated with parapet bands.

The facades facing the streets are treated more expressively and grandly than in the courtyard part. While the band windows are the same type throughout the building, the solutions for the parapets are different. Towards Michelská and Baarova streets, the parapets form an insulated ventilated facade clad in white painted sheet metal panels. Some of the panels are geometrically shaped to reduce the amount of smooth, flat surfaces reflecting noise from the street into the windows of opposite buildings. The street-level facade is a combination of glass surfaces and exposed concrete with a deep red color coating. The concrete pillars on the ground floor delineating the arches take the form of conical prisms of varying sizes, while solid walls are made of exposed concrete with internal insulation. The parapets facing the inner courtyard form a contact insulation layer with white, smooth, thin-layer plaster. The stairwell pillars leading to the inner courtyard have a blade shape, slightly protruding from the plane of the facade. The plaster of the ground floor and stair cores in the inner courtyard is executed to mimic exposed concrete in a vivid red shade. All windows and glazed areas in the administrative parts have interior roller blinds with an aluminum layer and manual controls.
