Brno – The Brno City Council today approved a proposal for a regulatory plan that determines the construction shape near the chapel in the Líšeň district. The aim of the plan is to limit construction in the area, as building could harm the landscape character, according to the city councilor for spatial planning, Filip Chvátal (KDU-ČSL).


The proposal was approved by 41 councilors, no one abstained, and no one was against. The regulatory plan is a more detailed spatial planning document that sets out construction conditions. "The Kostelíček area is very valuable from a landscape perspective, and the valid spatial plan allows for the possibility of building family houses there. To prevent damage to the landscape character and uncontrolled construction, the city began to develop a regulatory plan in 2016, and the area was simultaneously protected by a construction closure," said Chvátal. In the past, the construction of multi-story buildings was also considered in the area.

The city discussed the regulatory plan with the relevant authorities, revised it, published it, and discussed it with the public. The goal is to propose a suitable type of development and leave enough space for greenery and public spaces. "In the specified area, only low-rise family houses will be allowed, which will be connected to a new road. Some of them will collect rainwater in their gardens. At the same time, a new row of trees will be planted, sidewalks will be created, playgrounds will be built, and furniture will be added," described the plan Chvátal. According to him, the sewage system will be connected to a new retention tank that will regulate rainwater runoff.

The character of the Kostelíček location is shaped by the Chapel of Our Lady Helper, which is a pilgrimage site and a national cultural monument, along with the meadows and forests of the nearby Marian Valley. The original building dates back to 1634 and was renovated in 1914. The Kostelíček area is bounded on the south by Kniesova Street and adjacent gardens, on the west by Kostelíček Street and Šimáčková Street, on the north by Obecká Street, and on the east by Podlesná Street.
