Prague - The issuance of building permits is set to be faster from January. This will be made possible by the appointment of two dozen inspectors who will review projects and issue permits. However, investors should be prepared to pay more for this speed. An inspector will charge approximately 1000 crowns per hour of work. This information was provided today by Markéta Pražanová, spokesperson for the Czech Chamber of Architects. "Unlike the building authority, in case of discrepancies (an inspector) does not need to halt the proceedings, but will systematically try to eliminate the project's errors, convene necessary meetings, and will continue the approval process smoothly," Pražanová stated. This is expected to accelerate the entire building approval process. It is up to the investor whether to turn to the building authority or an authorized inspector. So far, 23 inspectors have been appointed in the Czech Republic, and several dozen more are expected by the end of the year. People can utilize the inspector's services for buildings that have received a site decision, resolved objections, and have all necessary documentation in place. The Chamber anticipates that primarily development companies or firms conducting more extensive projects will be interested in these services. "For simpler buildings like small family homes, it is highly unlikely that they will order the services of an inspector, as it is more economically burdensome," Pražanová added. The specialist will also supervise the construction process. An inspector can be an authorized architect, engineer, or technician with fifteen years of experience in design activities or in the technical management of constructions. They must pass examinations before a commission appointed by the Ministry for Regional Development. Their list can then be found by the public, for example, at the Czech Chamber of Architects, the Czech Chamber of Authorized Engineers, or the Ministry for Regional Development. Inspectors also operate in Germany, Sweden, and Britain.
