Ostrava – The company Contera will build an administrative building called Organica in the Nová Karolina district of Ostrava over the next two years for more than one billion Czech crowns, which will include 23,300 m² of office or retail space. "We estimate the construction costs to be around one billion crowns. Of course, there are additional costs, so our internal budget is somewhere in the range of 1.3 to 1.5 billion crowns," said Dušan Kastl, partner and CEO of Contera. Construction is set to begin this year, with completion planned for the third quarter of 2023.

The design of the organically shaped building comes from the Schindler Seko Architects studio. It will have six above-ground floors, with an open terrace featuring greenery and a relaxation zone on the top floor, and two underground levels with parking for 317 cars and technical facilities. As many as 3500 people could work there.

In the center, there will be a publicly accessible atrium rich in greenery. Organica will utilize so-called intelligent control systems and will be environmentally friendly. It will have facilities for employees, including a bike storage area, charging stations for electric cars, and a restaurant with a café.

"The temperature and quality of the indoor air are controlled by sensors that react to the concentration of people in a given space. In areas where no one is present, the air supply will be lower. Additional energy sources will ensure that the building is partially energy self-sufficient," the company stated.

TietoEVRY is headquartered in Finland. In Ostrava, where it employs about 2400 people, it has been located since 2013 in the Tieto Tower building of CTP at the Republic Square, from where it will move to Organica. It will occupy nearly four floors, while the remaining 5000 m² of office space will be offered by Contera to other clients.

Petr Lukasík, the CEO of TietoEVRY Czech, mentioned that the pandemic showed that employees prefer working from home. “However, our internal survey also revealed that our people miss close collaboration with colleagues, shared encounters, and discussions that stimulate creativity. This key attribute cannot be perfectly replicated in an online environment. Our response to this problem is the new project Organica,” Lukasík stated.

Nová Karolina is a new city district emerging on the site of the former coking plant. It is the largest investment project in Ostrava since 1989. A shopping center, an administrative building, and residential buildings have already been established, and the construction of the tallest building in the Czech Republic is being prepared. Organica will be located between the Forum Nová Karolina shopping center and the Trojhalí halls.

The Czech company Contera builds and leases industrial areas for both Czech and foreign firms. It has developed an industrial park in Kunčičky, and is currently building another in a brownfield site in Hrušově.
