Brno - Next to the Bauhaus in Brno-Ivanovice, a large shopping center named Kaskády and a microbrewery are set to be built in the future. According to a document on the EIA Information Portal, it should be completed by 2019. However, the Ivanovice city district has not yet issued either a zoning decision or a building permit, and one of the plots required for construction is still owned by Brno, according to the land register.
The development will affect an area of more than four hectares north of the Bauhaus, the construction of which was accompanied by significant local opposition. Furthermore, the construction did not receive a classic building permit; it was issued by an authorized inspector. The current construction is to be buffered from Černohorská Street and the family houses on the other side of the road by a wide green belt and partially by a wall.
The main part of the shopping center is to be a Retail Park, which will house shops and services. Next to it will be a microbrewery, whose annual output is expected to reach a maximum of 20,000 hectoliters. It will include a restaurant for 150 people with a terrace for another 150 people. There will be 328 parking spaces available. It is assumed that the brewery will employ 25 people, while the shopping center will provide jobs for 130.
Access to the center will be from Bauhaus, and it will also be possible to walk from Černohorská Street via a sidewalk. Additionally, the roads and networks will be prepared for further construction north of the site, where family houses and sports facilities are planned to be built in the future.
According to the authors of the document, the new shopping center "will contribute to reducing the shortage of shops and services in the northern, predominantly residential part of the city, and will allow for a decrease in transit for shopping and services to its southern parts". The only nearby shop is Globus, with the nearest other shopping center being the Královo Pole Shopping Center near Sportovní Street. However, Brno already has one of the largest shopping areas per capita in the country.
The developer is not clearly stated in the document. The majority of the land is owned by the real estate companies M.S. Ivanovická and Moravská stavební - Invest.
