Brno - The area of the former Dřevopodnik in Brno is awaiting hydrogeological and engineering-geological surveys, mapping, and delineation of land, including the routes of utilities and an assessment of the structural condition of the buildings. The city leadership has selected a company to prepare the necessary documentation for nearly 530,000 crowns. In five years, 200 apartments are to be built there, stated Radka Loukotová from the Brno City Hall in a press release.


The results of the survey in the area between Křenová, Rumiště, Mlýnská, and Štěpánská streets will lead to clarification of future use, cost estimates, and proposals for financing methods. "Brno has made progress in dealing with brownfields in recent years, often large sites left as a memento of former industrial production. These locations are often well-situated and suitable for new housing or office space development. Construction of this nature presents a good opportunity for private investors, with recent examples being Vlněna or Nová Zbrojovka," stated Mayor Markéta Vaňková (ODS).

However, the city wants to oversee the redevelopment of the Dřevopodnik area, intending to offer 200 apartments as cooperative housing. "This is an alternative to developer construction, where the cooperative builds for its members at cost prices, rather than for profit. Therefore, the apartments should be significantly more affordable. By selecting a company to conduct the necessary surveys, mapping, and delineation, we have officially started the preparation of this area for construction. Design work is to be completed by 2023, with construction planned between 2024 and 2026. We estimate the entire project will cost around one billion," said Deputy Jiří Oliva (ČSSD) in charge of housing and property management.

The area is within walking distance of the city center. "A previously uninviting part of the city is coming to life, also aided by the redevelopment of a similar case, the former textile factory Vlněna. We hope for further development of the area with the construction of Brněnská street and the re-exposure of the flow of Stará Ponávka. We are also preparing a change in the zoning plan and a technical study for Brněnská street," said councilor for urban planning Filip Chvátal (KDU-ČSL).
