Sports land near Dejvice train station will again be addressed by the court

Prague - The Czech Railway Administration has filed an appeal against the decision of the District Court for Prague 1, which in August dismissed the lawsuit of the state organization challenging the validity of land sales near the railway station in Prague's Dejvice to the developer Amádeus Real. The dispute will now again be adjudicated by the court. CTK was informed of this today by the spokesperson for the Railway Administration, Nela Friebová. According to the railway organization, the sales contract is invalid, while the developer disagrees.


The future contract was signed by both parties in February of the year before last. Shortly thereafter, the then-director of the administration, Pavel Surý, who signed the contract, resigned involuntarily. The new management of the organization then decided to terminate the contract but did not reach an out-of-court agreement with the developer. Subsequently, the administration filed a lawsuit in court. However, the first instance court evaluated it as unfounded and therefore dismissed it at the end of August this year. The organization has now appealed against the decision.

According to the current management of the Railway Administration, the contract was concluded in violation of the privatization law because it was not approved by the government. The organization therefore argued that the contract was concluded invalidly. Amádeus Real argued that government approval was not necessary and insisted on the validity of the contract. According to the developer, political and competitive pressures on the representatives of the Railway Administration led to the lawsuit.

The Railway Administration signed the contract with Amádeus Real without a public tender. The document provides for the determination of land prices at the time of transaction based on expert opinions, so that they correspond to the prices of adjacent lands. The contract registry lists a price of 283 million crowns, although some experts estimate that the price of the land is around one billion crowns.

Due to the contract, the Office for Representation of the State in Property Matters previously filed a criminal complaint on suspicion of committing a criminal offense.

Attractive land near Prague Castle could potentially be developed into apartments, offices, or stores in the future. The parcels near the Dejvice railway station are crucial for the Railway Administration due to the planned railway line from Prague to Kladno.
