Prague - The capital city will prepare a project for the first phase of construction in Nové Dvory in the south of Prague. The first phase will see the development of apartments, offices, a cultural center, and commercial spaces around the future metro station of the same name, Nové Dvory. The creation of the project was approved by Prague's council on Monday. The entire new district is planned to include around 2000 mostly municipal rental apartments, and on an area of nearly 30 hectares, offices, shops, a kindergarten, a primary and secondary school, a polyclinic, an outdoor playground, and a sports hall, or a community cultural center with a library will be built. Individual parts are to be completed within 15 years. Prague is working on the project with its firm, Pražská developerská společnost (PDS).
"This is about opening a significant area, which consists of about 15 hectares of city land. The first project opens an area that should be comprehensive. We anticipate private investments there in a later phase as well. The first project is also interesting in that it is coordinated with the metro station and creates the basis for establishing a cultural center on Libušská Street. This area is currently underfunded," said Deputy Mayor Petr Hlaváček (STAN).
Currently, work is ongoing to complete the tender and contractual documentation, and between November of this year and May of next year, the city, along with PDS, is expected to select a contractor for the project work. From 2025 to 2027, the documentation will be processed, and the city aims to obtain a zoning decision and a building permit, and in the same year, the city council will approve the plan, and the city hall will begin preparations for the implementation documentation and the tender for the construction contractor.
Of the total gross floor area, approximately 49,100 square meters will be occupied by administration to the south of the future metro exit, over 20,000 square meters will be for retail, and 11,900 square meters will be for residential purposes. A cultural center and underground garages will also be created. North of the metro, offices will take up 7,800 square meters, and there will be shops and parking.
The new city district of Nové Dvory is located at the junction of Prague 4 and Prague 12. In May 2024, the council and assembly of the capital city of Prague approved a change to the zoning plan, which allows for a significant increase in construction capacities of city-owned land around the future Nové Dvory metro station.
