Prague - The capital city will commission an architectural and urban study of Solar Square and the promenade along Seidler Street in Prague 13. The reason is to establish regulations for buildings that could be constructed on the designated development sites. Today, the Prague council instructed the Institute of Planning and Development (IPR) to prepare the study's assignment. Solar Square is the center of the Southwest City, where the municipal district's town hall is also located.
The capital is responding to the intent of the municipal district, which is considering the construction of a multi-purpose center in the area. "The study will primarily serve as a basis for establishing limits and regulations for development in the areas designated for construction in the center of the municipal district and for improving the accompanying public spaces," the document states.
Last December, the Prague Assembly approved that IPR will process the study of the location, while the municipal district will develop a project for the use of the plots, which would then be entrusted to it by the city for management. Prague 13 has long sought to have the plots entrusted to its management, as it fears the potential impact if these city-owned lands fell into private hands.
Prague 13 wants to prevent the densification of development around Solar Square. According to earlier statements by mayor David Vodrážka (ODS), the zoning plan allows for eight-story construction on the plots, and the upcoming Metropolitan plan even allows for five more stories on top of that.
The town hall is considering two options: either the creation of a park or the construction of a multi-purpose center for culture, sports, and leisure. "We want to have Solar Square preserved in such a way that in the future the capital doesn't sell those plots, and then a buyer builds high-rise buildings here," Vodrážka previously told ČTK.
