Prague - The construction of a new urban district on the lands near Smíchov Station may soon be able to begin. The representatives of the capital city will approve a change to the zoning plan concerning the development of this area at their meeting on Thursday. If the change is approved, Sekyra Group will be able to apply for the necessary permits and then proceed with construction. "Yes, the area will be prepared for applying for a zoning decision," said Jitka Cvetlerová, the director of the municipal construction and zoning department, in response to a question from ČTK today. If the representatives approve the change on Thursday, the construction moratorium will be lifted, and the area will be "opened" to investors. The change pertains to an area bordered by Ostrovského, Nádražní, Dobříšskou, Radlickou streets, and the overpass on Na Zlíchově street. According to the investor's proposal, a completely new district will be created in place of the railway warehouses and part of the tracks. Office buildings, commercial and residential buildings are planned here, along with a square, a pedestrian zone, and a central park. There are also plans for a multi-story parking facility and a new bus terminal. The expected costs are around 15 billion crowns. There have been years of heated debates about the use of extensive areas around Prague's train stations. In addition to Smíchov Station, the municipality is also preparing other changes to the zoning plan, which should address, for example, the station at Bubny.
