A passive house can cost us less than a house with poorer technical parameters. This follows from a unique study commissioned by the Passive House Center, which examined a sample of 49 passive and low-energy houses built between 2009 and 2013. The study thus confirmed experiences from abroad. Namely, that the final price of a house is significantly influenced not by energy requirements, but by a variety of other factors. Until now, the fear of the high price of houses with low energy requirements has been publicized as the biggest obstacle for investors. It has now been shown that these opinions do not stand on a solid foundation.
The analysis investigated the financial and energy indicators of more than fifty houses across the Czech Republic. It compared the relationship between price and the number of floors, usable area, or energy requirement for heating. “We reached a similar conclusion as a recent study by the regional government of Brussels, where they have long supported the construction of energy-efficient buildings – there is no clear correlation between the passive house standard and costs. We can only talk about well-designed and poorly designed and constructed houses,” explained Jan Bárta.
The new study featured Czech passive houses with unit prices of CZK 2,930/m3 and CZK 8,043/m3. The specific heating requirements of both houses were similar, and from the perspective of the New Green Savings program, both are considered passive houses.

METHODOLOGY OF ANALYSIS The survey was conducted in the form of an analysis of the budget indicators of selected objects. The client ensured the collection of data through local surveys and their transfer to the processor. The subject of the survey was family passive houses realized between 2009 - 2013, totaling 65 objects. The processor then evaluated the provided data with regard to their completeness and relevance to the task, i.e., determining the budget indicator for passive houses.
A total of 49 objects were submitted for detailed evaluation, of which 31 were realized with lightweight construction and 18 with massive construction. All prices are without VAT.
The objects were evaluated as "shell construction" to avoid distortion of results due to significantly differing values of construction types such as floor structure (planks, ceramic tiles, etc.), ceramic cladding, fixtures, paintings, coatings, etc. The range of shell construction costs in the context of this processing corresponds to 68.7% of the total supply price.
The examined objects were further analyzed according to their construction (wooden / masonry) and by the year of realization. Authors of the study Ing.
