The future owner should be known later this year, with a tender to be announced in the coming days. Mayor Martin Novotný told reporters today that about 500 new apartments should be built here. The previous tender, which was won by a consortium of companies Gemo and Artera, was canceled in 2006 due to non-standard procedures. "The future developer will pay for the land in advance after signing the future purchase agreement, will rent it during the construction period, and will definitively acquire it only after the occupancy permit is issued,” Novotný stated. The starting price of the land has risen from 500 crowns to 890 crowns per square meter over the past two years. The developer who builds the housing estate must consider that they will build the traffic and technical infrastructure, which will then be transferred to the city for a symbolic one crown. They must also plant public greenery and build civic amenities. Most parking spaces are to be underground. The height limits for future buildings stipulate that they can be only four stories to avoid overshadowing the Church of Saints Cyril and Methodius and the view of the city. "The criteria for the tender are set in such a way that only financially strong companies that guarantee the realization of their plan can participate. It has to be a developer who has built at least 600 apartments in the past,” said Novotný. According to the mayor, the offered price for the land accounts for only 50 percent of the criteria weight in the tender. Another 30 percent will depend on the quality of the architectural design, and 20 percent may be influenced by the proposed construction schedule. The deadline for submitting offers will be three months. "After their evaluation, the winner should be definitively approved by the city council in February,” Novotný concluded.
