Brno - The former manufacturing complex of Zbrojovka Brno already has two potential future uses. The J&T group, which bought over 22 hectares of land near the center, commissioned studies from architects. Both proposals for the new district include residential buildings, shops, offices, and recreational areas. J&T has not yet disclosed the cost of construction.
    The complex was auctioned by J&T last January for a record 707 million crowns along with the development company CPI Group, with each holding a fifty percent stake.
    The transformation of the complex will take several years, and the new owners are currently renting out part of the properties. However, a significant portion of the area is in poor condition and needs repairs. Currently, about half of the entire complex is unused, said J&T representative Dušan Palcr.
    The basic projects for the new appearance were developed for J&T by the K4 and Hrůša & Pelčák studios.
    There are now about 200 hectares of brownfields in Brno, meaning abandoned industrial areas. Unused sites include parts of the Zetor complex and barracks in Slatina and Šumavská Street. Some areas, like Zbrojovka, serve as headquarters for smaller companies, but a large portion of them is deteriorating without any use.
