Developer wants to build 700 apartments in Modřany by the Vltava River

Prague - The development company Karlín Group plans to build a new district with 698 apartments in seven buildings in Modřany by the Vltava River. The construction of the Riverpark Modřany project is scheduled to begin next March, according to the company’s environmental impact assessment documentation (EIA).
The project consists of seven residential buildings, each with a three-story base. Towers of nine to 12 stories will rise above those bases. The project is set to include 1,033 parking spaces, of which 971 will be underground. The developer also promises a kindergarten for 120 children, a grocery store, fitness studios, and small office spaces for doctors, dentists, hairdressers, or pharmacies. The space between the buildings will be designed as a public paved square with occasional greenery and urban furniture.
Riverpark Modřany is to be built along Mezi Vodami Street between the tram and railway tracks, which separate the future residential buildings from the Vltava River and the golf course in Hodkovičky. The site is currently designated as a so-called brownfield with a landfill and aging manufacturing-storage areas. According to the documentation, the investor plans to decontaminate the area and plant greenery. The project was designed by the Slovenian studio Bevk Perović Arhitekti.
Karlín Group intends to start construction of the first phase of the project, which is divided into three phases, in March 2016. The construction work is expected to last 20 months. The entire Riverpark Modřany project should be completed by autumn 2020.
Interest in new apartments in Prague has recently been growing; last year, developers sold a record 5,950 new apartments, according to joint statistics from Ekospol, Skanska Reality, and Trigema. This is an 18.6 percent increase year-on-year. Last year also surpassed the pre-crisis year of 2007. Developers have another 6,750 apartments ready for sale.
