Brno – Brno is looking for a tenant for a Functionalist building near the main train station, which housed the travel agency Čedok until the end of August. The building, designed by Brno architect Oskar Poříska, is envisioned by the city to host a gastronomic establishment, Radka Loukotová from the city hall stated in a press release today. The city is accepting rental offers through its company CD Centrum Coms until the end of January next year, with new tenants to be selected by the city council.
"We are offering spaces in this beautiful Functionalist monument for a minimal annual rent of 4380 crowns per m². The total area of the non-residential premises is 456.6 m². There are also three other commercial units in the building, which are accessible through their own entrances from Nádražní Street and are currently occupied, so they are not part of this offer," said Deputy Mayor for Property Management Karin Podivinská (ANO).
The Functionalist building, with its reinforced concrete structure partly riveted and a distinctive rounded corner, was built in 1927. "The architect cleverly utilized the irregularly shaped plot on the sloping terrain in the area of the former city wall. This resulted in a prominent building of unique shape with a typical corner, banded windows, and also one of the first walkable terraces for a restaurant above the adjacent commercial tract. It is a cultural monument located in the protection zone of the City Heritage Reservation of Brno," added Loukotová. The city had the building reconstructed in 1993. The work included renewing the outer shell, modifying the internal layout, and installing a new heat exchange station.
The city also planned to offer the Muzejka at the Bergl Palace on Moravian Square for rent. The former tenant, the company Gattamelata, was supposed to move out by the end of May. However, they have not yet vacated the premises, and the city is in a legal dispute with them. The ground floor of the Janáček Theatre, which used to host a restaurant and served as a vaccination center during the pandemic, remains unused. According to Loukotová, there are several possibilities. The premises could be utilized by Masaryk University, the Podané ruce Association, or the National Theatre for the establishment of an educational and creative center.
CD Centrum Coms is also offering municipal properties for sale. Spaces of a former gaming house on Nádražní Street and a neglected tenement building on Pekařská Street will go to auction, for example. "The building is not subject to heritage protection, and it is uncertain whether the new owner will renovate it or replace it with a new construction. In any case, it is located on an area designated for housing according to the zoning plan. We believe that residents of Brno will soon see a dignified and, above all, habitable building at this great address," added Podivinská. The starting price is 49.8 million crowns.
