Brno's H-Park aims to be a competitor to Spielberg Office Centre

Brno - Developer Raiffeisen Leasing Real Estate will start the construction of new office, commercial, and storage spaces this year in Brno in the commercial zone on Heršpická Street. They aim to compete with CTP Invest, which also offers available spaces to companies in the same location. Raiffeisen Leasing Real Estate plans to invest up to 200 million Czech crowns in the first stage of the project. This was stated to ČTK by the company’s manager, Hynek Stupák.
    The company has already obtained a building permit for the H-park project through its subsidiary RLRE Carina Property s.r.o. The area will cover about 8000 m². According to Stupák, construction will begin in the second half of this year. It will be completed by the beginning of 2012.
    Raiffeisen Leasing Real Estate subsequently plans further development of the area, which has access to the D1 motorway. "For the second phase of the project, we are planning only office spaces," Stupák stated.
    According to Jaroslav Kaizr from the consulting company Cushman & Wakefield, the Brno market has a unique position within the Czech Republic. "The reason is the lack of suitable plots for commercial construction. The arrival of a new developer is therefore a welcome revitalization," Kaizr said. Cushman & Wakefield is securing the rental of spaces for Raiffeisen Leasing Real Estate. According to Kaizr, the spaces are intended for companies that do not want to relocate to industrial parks on the outskirts of Brno and prefer to be closer to the city center.
    The location of the industrial zone around Heršpická Street is attractive for investors. CTP Invest has built the Spielberk Office Centre here, which houses several companies, including AVG Technologies and Miele. They are also constructing an administrative building that is set to be the tallest in Brno at 85 meters. It is expected to be surpassed by another planned investment in the area - AZ Tower by the investor eTower, a.s., which plans to build a skyscraper 109.5 meters tall.
