The key principle of the urban design solution for the development is the creation of a large semi-public park, which is centrally located within the site and has a clear spatial relationship with the iconic existing chimney of the former brickworks. The park space has the character of a “village park / square” and allows for versatile social use, including active relaxation. The chimney structure in the corner of the park helps define its location and form and is also part of the construction of a common clubhouse for seating both inside and on the open porch. Adjacent to the clubhouse is a pond. Large boulders and trapezoidal segments of wire cages intertwined with greenery are used as dividing elements in the park. A part of the mature trees forms small groves, which grow from small grassy mounds.
In the proposed solution, all rows of family houses either adjoin the surrounding nature or the central semi-public space. This means that there are no two rows of family houses facing each other, thus avoiding the creation of a cramped corridor with development on both sides.
The mass strategy of the design for the row houses is based on the idea of an imaginary division of a basic rectangle into two smaller ones, which are offset against each other and "interlocked." This offset is represented in the massing by the intersection of two masses of different colors: the mass with a sloping roof and the mass with a flat roof. All houses are designed to passively or low-energy standards. All row houses have garages for cars located in the basement and are typically positioned so that the ground floor level is raised by half the height of the basement, with the garden level raised in the same manner.
The site is surrounded by natural forest. This is undoubtedly, along with peace and quiet, the greatest quality of the place. The potential of the location lies in the spatial connection between the central semi-public park and the surrounding forest.
