We reached this development area in Prague 8 through an international competition in 2005. At that time, a number of teams competed for the entire area of Rohanského nábřeží, including teams like David Chipperfield, EM2N, Marcel Meili, and Baumschlager & Eberle.
Two PolesAfter several ownership adjustments, the requirement was to merge the originally three phases into one building lining the boulevard of Rohanského nábřeží, extending 250 meters, which represents a whole city block. Given the urbanism of the site, we found it important to maintain the division of facades into two different poles. The eight-story building offers approximately 25,000 square meters of space for offices and retail units. Behind this line of office buildings along Pobřežní street, a residential area is planned.
Vertical versus HorizontalThe ground floor consists of a two-story arcade with retail spaces, entrance halls, and passages to a green inner courtyard. In contrast to the neighboring building with a plastic vertical grid of dark bronze cladding and a classical columned colonnade, we work with a horizontal dynamic form featuring an overhanging covering of the open ground floor and a smooth casing made of white glass. Inside the building, it essentially comprises a linear space with four cores and four receptions, which should enliven the rhythm on Pobřežní street. The project was designed to attain BREEAM certification.
