The proposed object fills a gap in the row of block buildings along 5th May Street at the site of the residual heating plant, which was built for the needs of the tram depot occupying the courtyard. The depot buildings directly adjoin the new construction. The 81.4-meter-long land, sloping towards the center, is occupied by ten 8.1-meter modules of the new building.
The facade facing 5th May Street responds to the existing buildings and completes the block in which the object is situated. The basic volumetric and mass solution reacts by stepping back on the highest floor to the descending cornices of the surrounding buildings.
The design of the ground floor, with a separate entrance and exit allowing smooth passage in the courtyard, is a concession to the current use of the boulevard as an express route to the center. In hopes of future changes in the character of the surroundings, the building opens its ground floor to the street. The shop windows in the lower part are divided by two-story pilasters; the rental units on the ground floor have separate entrances, and important access points are emphasized on the facade by setbacks that create extensions of the sidewalks into the facade niches. In the upper floors, the facade is pragmatically divided by the grid of the plastic facade, interrupted by large-format windows – screens above the artery of the metropolis.
The solution of the cubist, angular facade reflects the dynamism of the space around the boulevard while preventing the reflection of noise from car traffic towards the opposite buildings. In places where the aluminum facade bends, the perforation is omitted, emphasizing the edges of the plasticity of the shell.
At the center of the building is an entrance hall, in which the shapes of the outdoor cubist cladding are repeated. The lobby connects to the internal communications, and the rental units on the ground floor are also accessible from it. The office spaces on the upper floors are designed as open spaces allowing maximum flexibility for future build-outs.
