Interior of an apartment in a new building in Prague

Interior of an apartment in a new building in Prague
Architect: de.fakto | Filip Hejzlar
Address: Czech Republic
Completion:2021

This apartment in the new Lahti project by YIT in Prague 9, measuring 92 m², was immediately after handover by the developer brought to a Shell & Core state. Nothing remained from the original standard in the apartment except for the windows and heating units.

The wishes of the investor—a young family who purchased the apartment and furnishings on credit—were generous and clever living options that utilize the potential of every square centimeter of the apartment's area and allow for a living solution and comfort that is known from the architect's work in much larger and financially demanding properties.

To achieve the necessary outcome, the architect chose a design concept of "one stroke in one color," which in this realization could be successfully implemented only due to absolute reliance on custom production. In the apartment, everything except for bar stools, appliances, and spotlights was custom-made. Doors, kitchen, bathroom furniture are already standard in de.fakto production, but here the atypical includes the seating furniture, the dominant light fixture in the living room, towel holders, and hangers in the open wardrobe.

The entire interior is made from four basic materials: lacquered MDF in beige, artificial stone "krion," three-layer wooden flooring (which is used for wall cladding, furniture niches, and even the ceiling in the wardrobe), and beige leatherette from which the sofas and other upholstered segments are made. The bathroom and WC are lined with large-format ceramics.
The apartment utilizes thoughtfully planned ambient lighting and conceals all technology (covering air conditioning units in furniture, heating units, cupboards above the WC with large-format ceramics, etc.).

The apartment incorporates three artworks (photographs printed on mirrors) by photographer Jiří Macht, whose theme, usage, and technical processing are an intersection of discussions between the architect, photographer, and investor.
