The building, covering an area of 700 m², complemented by outdoor terraces and a pool of approximately 200 m², stands on a plot of 2500 m². It has one above-ground and one basement level, which are linked by thoughtfully designed atriums, both externally and internally.
The dominant feature of the house is the horizontal white masses of the ceiling and the effect of the levitating above-ground level, which hovers above the terrain and the lower level of the building. The facade is largely glazed with Amádeus windows and clad in large-format Ariostea tiles, which seamlessly transition into the interior. Large-format tiles with a thickness of 2 cm are used on the terraces.
One of the most interesting features of the interior is the unique capillary heating and cooling system, developed under the auspices of de.fakto Art Technologies, as well as other exceptional technologies and products, such as the "thoughtful" fireplace integrated directly into the lawn. This capillary system is a unique technology protected by an industrial design by de.fakto, which ensures a radiant response to temperature changes in the interior and allows for efficient temperature regulation, including on the surface of the windows. It is installed in the interior in the form of artistic sculptures. Here, this technology, executed in an elegant golden color, is placed in the living area as a 2.5-meter high three-dimensional installation.
On the upper level, a glass wall separates the dining room from the living space, with a library on one side and a television on the other. The main feature here is primarily the bedroom, separated from the bathroom by a four-meter sliding wall that serves as a picture on both sides. The house includes a residential kitchen, referred to as the "breakfast" area, consisting of an island and a back wall. This wall is fully closable, allowing the kitchen to blend seamlessly with the surrounding interior at first glance. Behind another sliding glass wall is the hidden "black kitchen," where the man of the house cooks. The study, connected to the living area, is accessible through a separating "neck" and is not enclosed in any way.
The floors alternate between poured screed and American walnut mosaic, which also appears in places on the ceilings, for example, in the study.
The lower level includes an entrance hall that resembles a large social gallery, a spacious garage for three cars, a technical room, a cloakroom, an entryway, two bedrooms, and a bathroom with a sauna. From the lower level, you are connected to the terrain at the back by intense greenery complemented by glass atriums with planted mature trees. The atrium, which is adjacent to the entrance hall, can be traversed via enormous concrete steps around the pool up to the upper level.
The pool is equipped with an overflow edge with an "infinity" detail, where the water overflows the edge and falls a meter lower. In the garden, there is a designer fireplace integrated into the well-maintained lawn and an original steel tree designed by Martin Sladký, visible directly from the bedroom.
The interior is completely atypical. Every detail of the house has been carefully considered and worked out, as is typical for the de.fakto studio.
