The design of the house removed the original terrain 'narrowing' of the street level by the slope and freed the ground floor by shifting the new retaining wall approximately 4-5 meters into the depth of the property.
The resulting mass better adapts to the existing loose street line, established in this place primarily by the neighboring school building, and simultaneously corresponds better with the adjusted shape of the reconstructed Radlická street.
On this new retaining wall, whose volume is utilized for two or three floors of underground garages, is placed a two-storey mass of administrative spaces - the building facing the street, which along with the wall represents the volume of a five-storey building, typical for Radlická street. This mass also serves as an acoustic barrier to noise, which will still represent a certain burden even after the reconstruction of Radlická street.
The main five-storey object is designed more in the central part of the property, its ground plan arises from its shape, and with its mass and layout solution, it follows the slope of the terrain. The orientation of the apartments utilizes all three attractive cardinal directions. The southern orientation - towards Radlická street - is dominant, with terraces that are pulled over in the opposite direction (also serving as sunshades) and in the upper retreating floors with classic large terraces. The side facades, on the other hand, provide the apartments with orientation in the eastern and western directions, with a visual connection to the greenery of the overgrown slope through French windows, which are the fundamental expressive element of the side facades. The apartments in the ground floor part of the side facades allow direct access to the surrounding terrain with terraces. The main object is connected to the street-facing building by an internal atrium (courtyard). The connection of both 'houses' consists of side walls that enclose the internal atrium and simultaneously consolidate both masses into a single volume.
Access and entrance to the building are designed from Radlická street, utilizing the release of the forecourt given by the shifting of the retaining wall. Only a pedestrian access is designed from the upper part, connecting to the newly built pedestrian path leading down the slope to the site of the new ČSOB building. This access also allows for good connection of the building with the quiet villa locality above the property.
