The story of the modern residential building with small apartments is longer than it might seem at first glance. After verifying several studies on the renovation of an existing family house and financial assessments, the owners decided on a radical solution – to replace the unsuitable house with a new residential building that will meet current requirements.

The task was to design a smaller residential building with small rental apartments, which in the future can be converted into larger apartments, through suitable connections and with minimal demands, as required by family situations or real estate market needs. The result of the architects from the ASGK studio is a residential building in the garden for pleasant living with reasonable construction costs. The thoughtful, flexible layout is one of the main advantages of the design.

The plot in Prague's Michle is oriented to the street on the southern side and slopes from the street to the north. The position of the house is chosen to make the best use of the plot while respecting the surrounding buildings. The residential building has three above-ground floors and one underground floor. Due to the slope of the plot, the underground floor partially rises above the terrain. The above-ground floors are reserved for apartments, only in the 1st floor are there also common areas – a room for bicycles and strollers, a cleaning room, and a small laundry room for emergency use. In the partially submerged basement, there is a garage with eight parking spaces, accessible via a driveway ramp.

The appearance and materiality of the house arise from architectural demands, but sensitively respond to the diverse neighboring buildings. The simple mass of the house is enlivened by indentations on the southern and northern façades, creating a more intimate space in front of the French windows while improving the natural lighting conditions in the apartments. Shallow balconies on the southern side are recessed into the mass of the house, and the sloping facade parallel to the boundary of the plot provides even greater privacy. The design emphasized that the apartment, although small, should provide not only everything necessary through its thoughtful layout but also a sense of individuality and safety. Large French windows connect the interior with the exterior and form the main visual dominance of each apartment. The southern apartments on the 1st floor also have their own front gardens. A landscaped garden and the accessible rooftop area with a view of the surroundings will serve for outdoor recreation for all residents of the building.

The apartments are designed as small 1+kk (one-room with a kitchenette) units of approximately 28-35 m² with an entrance hall, bathroom, and living room with a kitchenette. With maximum utilization, 6 apartments fit on each floor, totaling 16-17 in the building. By combining and adjusting the layout, it is possible to create 2+kk units of 61 m² or 3+kk apartments of 103-110 m². The main orientation of the house is north-south. The end apartments are oriented to two cardinal directions, while the middle apartments have a one-sided orientation. The staircase with an elevator is positioned on the western side, extended outside the main mass of the house, ensuring that the vertical communication does not disturb the structure.
