The Rakovnické street area near the Prague-Ruzyně train station is currently a green oasis in the complex proximity of the railway line. And it is this idea of greenery that we have sought to further develop in our design.
URBAN LANDSCAPE SOLUTIONThe competition's task was to design new housing and a kindergarten, which we divide into three separate buildings. The design preserves the arc line of the street by orienting the apartment buildings, and the graduated height flexibly responds to the height level of the surrounding development and the planned future construction according to the zoning plan.
The new development consists of three separate buildings, two of which are identical apartment houses and the third contains a kindergarten pavilion along with a garden.
ARCHITECTURAL SOLUTIONThe two-story kindergarten pavilion is set in a private garden with classrooms facing south into the garden featuring a wide range of natural play elements that develop children’s versatile talents and positive relationships with nature. The kindergarten garden is separated from the semi-private garden of the apartment buildings by a mound and shrubs. The proposed layout with a central communication corridor allows for easy transformation of the kindergarten's function for other, particularly community purposes.
In front of the kindergarten entrance, a new social hub is created, designed with regard to the future transformation of the building's function.
The green housing comprises two identical four-story masses primarily featuring apartments with layouts of 1+kk and 2+kk. In the recessed top floor, apartments of 4+kk with terraces facing south are positioned considering the attractiveness of the view.
Surface traffic is minimized, and the buildings are connected in the underground level by a common garage that accommodates parking spaces, technical facilities, and storage rooms.
All residential units are conceived with a main orientation to the south and entrances from the north side from a projected corridor planted with climbing greenery, which, along with mature trees along the street, softens the noise impact of passing trains. This north-south orientation allows for adequate ventilation of the apartments and their cooling in the summer months.
Ground-floor apartments have private front gardens, while upper-floor apartments feature outdoor spaces of loggias or terraces, which visually enlarge the area of the small-sized apartments and thus increase their standard.
Greenery is also included on the roof in the form of community gardens oriented east with a view of the Obora Hvězda, and a photovoltaic roof to the west. The residential units are additionally designed modularly to allow for possible future transformation into larger spaces. To the south of the apartment buildings, there is a community semi-private garden with an orchard and elements for active or passive relaxation, serving primarily the residents.
LANDSCAPE CONCEPTThe comprehensive greenery design includes not only the creation of diverse outdoor green areas that enrich the entire neighborhood but also the proposal for green facades. The project simultaneously aims to preserve as many valuable existing trees as possible and further supplement them.
Greenery also actively contributes to protecting buildings from overheating. On the facades and the roof, it reduces dust levels, and thanks to evaporation, the building's facade is actively cooled. Thus, the building envelope achieves excellent thermal insulation properties.
Although our design did not win, we believe it will serve as an inspirational foundation for further development in the area and similar locations.
