The design is determined by the orientation of the parcel toward the cardinal points and the mass composition of the houses with the aim of creating residential objects with diverse functional content and corresponding architectural expression. This orientation of housing is supported by the equipment in terms of the inherent potential of the site. The offer of local commercial spaces, garden-equipped recreational areas with views is complemented by standard services such as: 24-hour security and constant service, area management, and waste collection maintenance.
architectural design of the buildingsIt involves a simple spiral composition of isolated three-story apartment buildings wrapping around a multifunctional segment and ending with the so-called static house. The austere architectural form of the buildings is enlivened by urban arrangement and a striking color of brick red. The spatial amphitheater is formed by the gradation of the masses of the isolated apartment buildings. The urban composition enables traffic servicing, and the architectural form draws on the functionalist tradition of Brno.
The proposed buildings and their composition are spatially conceived so as not to hinder further growth of the locality.
Building A at the entrance from Vinohrady street is functionally and spatially divided into objects A1 and A2. Object A1 is designed with five above-ground floors and one basement. Object A2, with two underground floors, is operationally connected to Object A1. Object A1 is conceived as a multifunctional building with spaces for commercial use and housing. Access to the first basement is possible via a ramp from Vinohrady street, where there are parking spaces with the option to continue to the second basement of Object A2. From the newly constructed communication, it is possible to enter the commercial spaces on the first and second floors, or use the northern entrance to Object A1 for parking in the first basement of Object A2. The entrance for residents, whose apartment units are located on the third, fourth, and fifth floors, is located on the western side of Object A1 via a pedestrian path. The underground floors of Object A2 are interconnected on the northern side and connect to the vertical communications in Object B2, thus enabling the connection of A2 with the platform in front of Object C.
Building B is similarly divided into Objects B1 and B2. Object B1 is designed with a volume of four above-ground and three underground floors, while Object B2 contains two underground floors (2b, 3b). Both objects offer areas for residential units or studios. From the newly proposed communication, it is possible to enter the third basement of Object B2, which satisfies the need for parking spaces with the possibility of continuing to the vertical communication of Object B1. From there, the individual residential floors of Object B1 are served with the possibility of exiting to the viewpoint on the second floor at an elevation of 236 m. From the parking floor of Object B2, it is possible to ascend by staircase to the second basement, where there are seven studios with a main entrance from the new communication or from above from the platform in front of Object C.
Object C is designed with a volume of two above-ground and two underground floors and contains residential sections C1, C2, C3, C4, and Object C5. Access to Object C5, which offers commercial spaces and a fitness area with squash courts, is directly from the platform in front of house C. The individual sections C1-C4, which are exclusively dedicated to housing, are served from the newly proposed communication using its slope for access to different floors. The residential units in the first basement have the option of entering private areas of the open inner space of house C and subsequently descending to the public platform in front of Object C.
Objects D1 – D7 are designed as solitary apartment buildings with three above-ground and two underground floors and are dedicated purely to housing. Individually, they are connected at regular intervals to the newly proposed communication, from where it is possible to enter the second basement, which always provides parking spaces for six cars. Vertical communication then allows entry to the individual residential units or use the main entrance in the first basement.
