The surrounding area of the historic Bzí Castle in South Bohemia underwent significant revitalization this year. As part of its long-term comprehensive renovation, the architectural studio LOXIA managed to unify the castle grounds, including the pond which now belongs to the estate.

In collaboration with the fisheries, the company is now taking care of it and gradually revitalizing it. This is an important step towards restoring not only the buildings but also the surrounding landscape, which is inseparably linked to the 14th-century castle. The area covers over 20 hectares, and on the upper floor of the castle, there are 28 rooms. The exact cost of the reconstruction is not yet known, and the studio is additionally looking for another investor.

"Plans for the castle's repairs from the roof were disrupted by natural forces, which seriously damaged the restaurant building, and therefore we had to immediately focus on its reconstruction to ensure this part of the estate could be safely used," says Jana Mastíková, the chief architect of the LOXIA studio, which purchased the castle and decided to renovate it.

The roof must be removed

The structural engineer confirmed that the currently dilapidated castle will withstand, so the studio plans to start its repairs next year. "It will be challenging because due to damage to the roof structure from fungi and rot, it will be necessary to start by removing the roof," adds Jana Mastíková.

The reconstruction began with the renovation of the stable with a mansard roof adjoining the castle. The architects aim to achieve partial functionality and public opening by 2030. A resort for recreation, corporate events, conferences, or weddings is planned to be created here. It will also include a multifunctional space with a restaurant and accommodation, an exhibition room, a garden, and a social hall.

The vaults have been preserved

Inside the castle, barrel vaults and two rooms with mirror vaults decorated with stucco have been preserved. The castle is accompanied by farm buildings, a former distillery, a chapel of St. Florian, and a pond.

"We are trying to first address urgent matters, as several buildings have had their roofs collapse; for example, we had to demolish the building with the shacks due to its emergency condition," describes the renovation process Mastíková.

Convenient location and good accessibility

The castle was partially maintained but gradually deteriorated. After the Velvet Revolution, it passed through various owners and eventually appeared at a public auction.

LOXIA wants to breathe new life into Bzí. The castle has a convenient location in terms of transport accessibility. Once the highway from Prague to South Bohemia is completed, the castle will be just an hour's drive from Prague. On Saturday, the First Catherine's Celebrations took place at the castle.

The castle was also a filming location. Films such as Golden Eels and Vampire Wedding were shot there. The four-winged castle with an inner courtyard was rebuilt around 1651 from an older fortress and was modified in 1754. Since 1978, the building housed the JZD Rozkvět, and there were also a distillery, a cheese factory, and apartments.
