Prague – The planned construction of houses and a new center in Prague's Radotín is set to begin in the first half of 2023. It is expected to be completed by the end of 2024. The Radotín Center project aims to create three new high-rise buildings with 211 apartments, as well as shops, parking spaces, and new public areas around Osvoboditelů Square. The Radotín project is being prepared in collaboration with the company Residence Radotín Dva, which is backed by the developer companies Doma je Doma and Linkcity Czech Republic. The developer is expected to build new houses, a street, and a square in the former industrial zone, as well as renovate the banks of the nearby Radotín Stream. The purchase of the necessary land is expected to cost the company about 116 million crowns, with additional funds allocated for the revitalization of the area. The municipality is expected to receive about 40 million for the sale of its land, and in the future, it should also receive public spaces modified by the developer and 50 parking spaces in the new building.
The study prepared by architects from the studio třiarchitekti currently envisions the construction of three high-rise buildings with six, eight, and ten above-ground floors and two underground floors. The above-ground floors will contain 211 apartments and retail spaces. There will be parking spaces on the underground levels. 152 parking spaces are designated for residents of the new apartments, while an additional 50 parking spaces will be reserved for the needs of the municipal district. The original project from 2013 proposed 140 new apartments.
According to the authors of the petition and opposition councilors of the district, Matěj Pomahač (Greens/Together for Radotín) and Jan Matěj Rak (TOP 09/Together for Radotín), the revised version of the project is inadequate. "We are concerned about a severe shortage of parking spaces and permanent traffic burden on the entire area, as well as further loss of greenery, which will significantly reduce the quality of life in Radotín and accelerate the transformation of the area from a quiet suburban neighborhood to a dense urban unit," they stated. According to the mayor of Prague 16, Karel Hanzlík (ODS), the project was approved by the municipal council in 2018. "At this moment, it is not possible to make significant changes to it because the investor has completed the construction documentation after more than a year and a half," Hanzlík said in October during a public debate on the Radotín Center. Nevertheless, the council will discuss the petition at its meeting on October 20.
According to representatives of the city hall, Radotín currently lacks a community center where people could meet. The construction of such a center has been planned for many years. According to the deputy mayor of Prague 16, Miroslav Knotek (ODS), the first proposals for a community center were made back in the 1960s.
Prague 16, which has about 8,520 residents, is located in the southwest of the capital city. The municipal district encompasses the entire cadastral area of Radotín. The ODS governs Prague 16, holding 12 seats in the fifteen-member council. The opposition includes representatives of the Pirates and the coalition of KDU-ČSL, Greens, and TOP 09. Karel Hanzlík from ODS has been the mayor of Radotín since 2006.
