Brno - The Brno football stadium will not start its modernization before 2012. Not only is there no money for the construction, but the processing of the building permit is also delayed. According to the mayor's deputy Oliver Pospíšil (ČSSD), this is because the area behind Lužánky is "hot ground", where developers are interested in the developments. Currently, the city is competing for influence in the area with the company Czechcity, as indicated by Pospíšil's statement to reporters today.

The company Czechcity has prepared a variant proposal for the utilization of the area behind Lužánky. The city plans to designate it for sports, while the developer has a study for the construction of residential buildings and shops. It is also available on their website. The company is currently trying to enter the building process for the modernization of the dilapidated football stadium. The city hall is trying to prevent this.
"There are doubts about the intentions of the company Czechcity," Pospíšil stated. City representatives believe that the comments and objections that the company would raise in the building process would not aim to improve the quality of the construction, nor would they seek to protect Czechcity's property rights, which could be defended against undue shading, for example. "But that they would take such steps to put the city in a negotiating position regarding their development proposals in the area," added the deputy.
The company and the city recently filed a lawsuit to determine ownership. The company argues with a purchase contract that it owns the asphalt paths around the stadium. The city is the owner of the land. However, according to Pospíšil, the asphalt paths were in place when fans were attending football matches at the stadium, thus he considers the company's claim a loophole.
"I would compare this to a situation where you buy a used car from a dealership, take it home, and a week later, the previous owner comes to you and says, I'm here for the winter tires because they are mine, and here is proof with the receipts from the store where I bought them," said Pospíšil.
The area behind Lužánky is valuable for its location close to the city center. It also has good transport connections to the main transport network in Brno. The city hall also does not have its vision for the local developments completely clarified. The coalition ODS advocates for a multipurpose hall to be built next to the football stadium, which would also be used by hockey players. In the past, there was an ice rink there. The ČSSD wants to build the hall in the west of Brno. Today, Pospíšil said that in his opinion, the location of the hockey hall behind Lužánky is probably urbanistically feasible, but it would be very difficult from a property and legal standpoint. Some buildings of other owners would probably have to be removed.
