Brno - The brownfield of the former clothing company Kras, bounded by Veletržní, Rybářská, Křížová, and Bělidla streets in Brno, is set to transform in the coming years. The architectural office Kuba & Pilař architects, known for creating the fountain in Freedom Square, plans to develop a set of five multifunctional buildings named Mendel Plaza for a developer, according to documents on the EIA Information Portal.
It is currently unclear who the investor is. This is an extensive development project, with the first phase expected to start in the second half of next year. However, this is not yet certain. "All necessary permits are still being processed," architect Tomáš Pilař told ČTK.
Previously, a commercial and social center was planned here, consisting of two buildings. In 2014, the project received a zoning decision, but the investor ultimately abandoned the plan. Now, the construction of five buildings is planned, which will include apartments, offices, and commercial spaces for shops and services. The architectural design addresses an area of three hectares.
"Since this is a large project, it will be built in phases and it is possible that changes will be made according to the current market situation," Pilař stated. Similarly, CTP plans to proceed by demolishing Vlněna, with the future complex expected to take about ten years to complete.
Therefore, it is currently unclear how many apartments and offices will be created here. Currently, almost 500 residential and non-residential units, 3000 m² of office space, and 17,000 m² of commercial space are being considered. There will be nearly 900 parking spots in underground levels. Some buildings will be further divided with varying heights, the tallest of which is expected to have 15 above-ground floors. The design also accounts for a significant amount of greenery, including on the rooftops of the buildings.
The proposal aims to make the previously closed area accessible. For pedestrians, Veletržní Street will be connected to Křížová, and passage will be possible from Rybářská to Bělidla. There will also be a pedestrian route through the area, referred to as the Boulevard.
The area is one of the brownfields near the center of Brno that are gradually transforming or await transformation. The largest area is occupied by Zbrojovka, whose redevelopment plan was published by the investor this year. The aforementioned Vlněna is gradually being demolished. New apartments are being built near the Red Mill, where a former furniture factory had been neglected for years. The former cold storage facility on Masná Street is now in use.
