Ústí nad Labem - The construction pit in the center of Ústí nad Labem may finally disappear after many years. The city hall leadership has reached an agreement with the investor on the property rights settlement and the design of the building. A multifunctional building could be constructed in Mírové náměstí by the end of next year. The mayor Věra Nechybová informed journalists about this today.


According to the mayor, the investor, UDES joint-stock company, would like to start construction this year. The city council has now approved the intention to sell plots of land around the construction site. The purchase price is set at a minimum of 6000 crowns per square meter, totaling 34 square meters. “We will now publish the intention to sell,” said Nechybová. The sale must be approved by the councilors.

The municipality wants to rent out the plots that the company needs to secure the construction site for now so that the investor can apply for a building permit. The rental price is 300 crowns per square meter.

According to the agreement, the investor will withdraw from their original project documentation to ensure it aligns with the zoning plan. “The project documentation was revised based on several meetings and comments from our architect,” explained Nechybová. Elements such as overhangs that disrupted the architectural appearance of the square have been removed from the design of the building. “The UDES company is interested in building,” noted Nechybová.

Negotiations were delayed for several years due to property rights settlement, planned intervention in public space that was not in line with the zoning plan, and the architect's perspective on the building's visualization. “There were several negotiations aimed at ensuring that the hole would not remain there,” said the spokesperson of the Ústí city hall, Romana Macová. The city architect has approved the new design of the building. “It would certainly be a relief for the city if the pit disappeared,” added the mayor. The building is to include an underground parking garage.
