Prague - The development company Sekyra Group wants to start construction on Rohanský Island in Prague by the end of next year. This autumn, it should obtain a zoning decision. Negotiations will then begin regarding the purchase of land from the City of Prague for 1.68 billion. This was stated in an interview with ČTK by the director of development at Sekyra Group, Leoš Anderle. According to the developer's plan, a new urban district will be created within 15 years on the border of Karlín and Libeň, costing between 12 and 15 billion. ČTK is finding out the city’s statement. In the summer of 2008, Prague decided to sell about 200,000 m² of land on the island to the Rohan Consortium, in which Sekyra Group holds a majority stake. However, the sale has not yet taken place. "We obtained EIA (Environmental Impact Assessment) and submitted the first projects for zoning proceedings," said Anderle. The question of the land sale will arise once the consortium obtains the zoning decision, likely by the end of the year. According to him, the company currently pays Prague an annual rent of 17 million crowns. Rohanský Island, like the whole of Karlín, was damaged by a catastrophic flood in August 2002. The area remains neglected to this day. Residential buildings, shops, offices, waterfront, and a park are to be established in the area. Flood protection is planned. In the first phase, two administrative buildings and six houses with 281 apartments and hundreds of parking spaces will be built. Anderle said this represents one-fifth of the entire project, which will be completed in 2018. Subsequent phases will follow. Of the total area, 55 percent is expected to be residential buildings, while the rest will be offices. The total number of apartments is expected to be around 1200 to 1300. Sekyra is also developing other projects throughout Prague. Among the most interesting is the revitalization of Smíchov Railway Station. Sekyra will also build a new district in the area of the Žižkov freight station. These are projects worth billions of crowns. The development company focuses primarily on the Czech market, where it has been operating for eighteen years. In the past, it also had activities in Russia and Slovakia, but due to the real estate crisis, it withdrew from these markets. Media speculate about its connection to KDU-ČSL.
