Prague - The company bpd development has started construction of the Downtown Dejvice administrative center for 1.5 billion crowns. The center will fill the gap next to the Diplomat hotel at the metro exit in Prague's Dejvice. Representatives of the developer presented the project today at a meeting with journalists.
The first phase, named The Blox, with 16,000 square meters of office space is to be completed in the last quarter of next year. The company then plans to continue with the second phase, where it will build an additional 20,000 square meters of commercial space in the Telehouse building.
The main entrance to the building will be on Evropská street, with a side entrance leading to a revitalized half-hectare park, which will also include a children's playground. The ground floor will be reserved for 900 square meters of retail space, and there will be room for parking 225 cars in three basement levels.
The first interested parties for renting offices are already negotiating with the developer. "At this moment, 1200 square meters are under contract, and we are having intense negotiations with two significant companies for spaces of 4200 and 3200 square meters," said Radek Pokorný, the chairman of the board of bpd development.
Part of the Dejvice Downtown project is another building called Telehouse, where the reconstruction of the telephone exchange on General Píky Street will result in an office building with six above-ground and four underground floors. The developer aims to complete this building in 2016. The second part of the project already has zoning approval.
bpd development will finance the construction of the center partially from its own resources, using a loan from ČSOB for part of the funding. "We supplemented our own resources with a commercial loan that is not conditioned by pre-leasing. The ratio is 60 percent of our own resources to 40 percent of the loan funds," noted Pokorný.
