Just a few meters away on Národní třída, however, the Prague 1 municipality sold a vacant lot for roughly three times that amount, MfD reported in today's edition. The magistrate defends the transaction. Allegedly, no other investor offered more for the land, which belongs to the transportation company. The second in line, according to councilor Radovan Šteiner, wanted to buy the land for 262 million crowns. The price at which the city is selling the land is also defended by councilor Jiří Janeček. "The price is lower compared to the land on Národní probably because it depends on what the investor wants to build there. Whether it's a hotel, shops, or apartments - that affects the price he is willing to pay for the land," said Janeček. However, the price is considered low even by real estate agents. According to Robert Hanzl from Next reality, prices in this area start from 100,000 per square meter and higher. Pawlowski paid about 70,000 crowns per square meter for the land where he intends to build the Copa Centrum. Šteiner defends the price by stating that the city imposes strict conditions under which the building in Spálená street may be constructed. "The urban regulatory study restricts construction relatively strictly. Moreover, the planned building is above the subway station, which is, of course, again very limiting for the investor," explained Šteiner. Experts reportedly do not have much faith in this claim, according to MfD.
