Penta will start building offices in Prague's Anděl after the holidays

Prague - The Penta group has obtained a building permit for the construction of an office complex on Plzeňská Street in Prague, near Anděl. Construction will begin in September. In response to a query from ČTK, the group's spokesman Ivo Mravinac stated this. The center will offer 11,700 square meters for offices and 500 square meters of retail space. It is expected to be completed in 2019.


"We have a valid building permit. Preparatory work will take place during July and August, and we will start construction after the holidays,"
Mravinac stated. Penta is investing 650 million crowns in the project. The design is by the architectural studio Bogle Architects.

The project will be located on the site of apartment buildings that were demolished in connection with the construction of the Strahov Tunnel. Given the sloping terrain, the design includes the creation of a terraced garden in the courtyard. The completion of the center is tentatively planned for early 2019. Other investors are also planning office construction around Plzeňská near Anděl. Opposite Penta's project, an administrative building called Green Point is set to rise soon, backed by the owner of Karlovarské minerální vody, Alessandro Pasquale. The project will offer 7,000 square meters of office space. Another large office building is planned at the corner of Plzeňská and Kováků Street by Michal Čamek, the owner of the real estate firm Centra. The design of the sixteen-story building is also by the Bogle Architects studio, as in the case of Penta's project.

The area around Anděl is among the most attractive office locations in Prague. In recent years, the construction of offices has been thriving in the capital, and according to a recent study by the real estate consulting firm JLL, the area of completed office spaces in Prague this year will be more than five times higher year-on-year. The most construction is taking place in Prague 5, where the second highest number of modern office spaces is found, following Prague 4. Monthly rents for modern offices in central Prague range approximately from 510 to 540 crowns per square meter.
