Investor wants to build the Fabrika complex in the center of Zlín for 3.5 billion CZK

Zlín – The company Cream Investments has obtained a building permit for the construction of a multifunctional complex of buildings named Fabrika. It will be located in the center of Zlín, in the eastern part of the former Baťa industrial complex. Fabrika is expected to be completed by 2027, featuring three buildings connected at the lower levels by a glass monoblock, with costs estimated at 3.5 billion crowns, the company's representative informed CTK today. The complex will include a shopping center and sports facilities.

"This is our largest investment so far; given the current market conditions, we estimate the construction costs of Fabrika to be around three and a half billion crowns. Over the next few years, we plan to invest an additional ten billion in the area, largely focusing on residential units," said the majority owner of the company, Petr Tankó.

Two of the Fabrika buildings will have two underground floors for parking, three above-ground stories for the shopping center, and an additional two floors designated for sports activities. In the third building, a multiplex cinema will replace the sports section. A separate structure next to Fabrika will be an ice rink with 3000 m². "Compared to the original project we presented to the public five years ago, the new Fabrika is a completely different concept," said Martin Jarolím, the CEO of Cream.

Earlier, it was important to offer enough quality shops; today, especially for the younger generation, the attraction lies mainly in the offering of leisure activities. "The buildings will have halls for a range of sports covering a total area of 7000 m². Half of these, including a large hall of 1200 m², will be equipped with special acoustic elements so that concerts can also be held here," Jarolím stated.

Fabrika, designated as buildings 24, 25, and 26, will be situated on the gap between the Baťa Institute buildings and building number 34, where Cream's headquarters are located. The total area of Fabrika is 70,000 m², with shops expected to occupy 30,000 m², and there are plans for about a thousand parking spaces. The new design of Fabrika is the work of architect Vít Másl.

The company also owns other properties in the former Baťa complex, having previously purchased buildings 64 and 32, which house Česká pošta and various shops, as well as offices and loft apartments. Cream has announced the construction of Fabrika for several years; in 2014, factory buildings 24, 25, and 26 were demolished. All three structures were, according to Jarolím, in a state of emergency. However, some people in Zlín criticized the demolition of the old factory buildings and preferred renovation.

The industrial complex in the center of the regional city covers an area of about 65 hectares; the eastern part hosts the regional and financial office and the regional police headquarters. The Baťa Institute, which was established by renovating buildings 14 and 15, houses the regional library, a gallery, and the Museum of Southeast Moravia in Zlín. The western part of the complex is dedicated to manufacturing and logistics.
