Brno - A residential district with approximately 400 apartments, 90 additional small apartments for students, a polyclinic, cafes, shops, and a shared green courtyard will begin construction next year in Brno-Bohunice by the Brno developer Domoplan from the Fipox group. The project, named Brixx, will cost approximately four billion Czech crowns and will be built opposite the University Hospital Brno. By the end of this year, the developer plans to obtain a building permit, with construction set to start next year. The expected completion date is 2027.

"Our goal is not just to build a residential complex that empties out during the day and people only return to in the evening. Both planned blocks will be multifunctional so that people can find everything they need in them—from shops and services to medical offices. Block B will feature a green piazzetta with gardens for cafes and bistros,” described the founder of Domoplan, Tomáš Vavřík.

The design of the two residential blocks was created by the architectural studio Pelčák and Partner. "The corner high-rise building with 20 floors creates, together with the inpatient building of the FN Brno, a gateway motif marking the entrance to the city. It also offers beautiful views in all directions, which is exceptional. This is one of the few places in Brno where it was possible to build such a tall building,” stated Pelčák.

The entire complex will have 328 apartments with balconies or loggias and 81 studios. Prices will range from 90,000 to 105,000 Czech crowns per square meter. Additionally, the developer plans to supplement accommodation options with another 90 housing units for students. These will be rented out in a manner similar to the Domeq residences. "The student units are about 16 square meters in size, approximately 2.5 meters wide with a small kitchenette. They are similar to dormitory rooms. These units will also include a large common area where students can spend time together,” Vavřík explained. He mentioned that similarly, these accommodation units could also serve seniors. The developer is considering introducing a so-called co-living arrangement for seniors and young people in these units.

The entire project aims to maximize the use of green technologies. It will retain rainwater in retention tanks. Green roofs will be complemented by photovoltaics, and in the upper floors, there will also be heat pumps to assist with cooling in the summer.

Originally, a kindergarten was to be part of the complex, but the city preferred a financial contribution from the developer, and it will build the kindergarten itself on its own land. As the deputy mayor René Černý (ANO) told journalists, the kindergarten should be completed around the same time as the residential complex.

Overall, the Brixx project is expected to provide housing for up to 1,000 people.
