Liberec – Another construction of 600 to 700 apartments in the Kunratice area is being prepared by Develop Industry in Liberec, which this year completed a large residential project Park Masarykova with more than 140 apartments. CTK was informed by the Chairman of the Board, Radek Kotrč. The developer is connected with the Liberec construction company SYNER Group, which owns nearly five hectares of land in Kunratice and is negotiating with the city to swap another nearly 2.5 hectares.


The developer plans to build a garden city. "These will be residential buildings, and it should have a more intimate character. The buildings should predominantly be up to three above-ground floors. Most parking will be underground so that cars do not stand on the streets," Kotrč described the intention. According to him, the project is at a very early stage, so the start can be expected no sooner than in two years. "Of course, it is a question of what the economy in the republic will look like in two years and how it will be affected by the corona crisis," he added.

The new residential complex should be located where just a few years ago there was a giant hole from an unfinished project for a diagnostic and therapeutic center for treating patients after severe injuries. The construction of the hospital, which was supposed to cost 700 million crowns, began in 1996. It was supposed to be completed three years later, but work was halted in 1997 due to a lack of funds. Even so, the state, which financed the project, poured a hundred million crowns into it. Last year, Syner acquired the land from a private owner and merged it with the plots that the construction company already owned in the area.

How quickly the housing project will start will also depend on whether an agreement can be reached with Liberec for the land exchange, which has not yet been approved by the Liberec council. Liberec wants to exchange land in Kunratice for just under 7,000 m² in the center in the Papírové náměstí area. The city hall also wants to acquire land on Šamánková Street, which it needs to build a tram loop. According to assessments, the city should pay the company an additional 5.5 million crowns for this, but the councilors rejected that. They believe the city-owned land was undervalued, so negotiations will continue.
