Brno - After several years, the project for the administrative and residential complex Palác Trnitá in Brno, near the Zvonařka bus station and the Vaňkovka shopping gallery, has come to life. The investor company Palác Trnitá Brno has applied for an environmental impact assessment. Initially, it was planned for the complex to be completed this year. Now, construction is scheduled to start in a year, with completion expected in 2017, according to a study on the EIA Information Portal.
The complex will be attached to the current building of the Šlapanice city office at the corner of Opuštěná and Trnitá streets. It will consist of eight buildings, two of which will be administrative along the street, while the rest will be dedicated to apartments. The lower floors will be designated for shops or restaurants. The built area will be 7,600 square meters. The building will have two underground levels for parking, accommodating 530 cars, with an additional 30 parking spaces on the surface. There will be seven to nine above-ground floors and 12 at the corner.
The areas for offices and apartments will roughly occupy the same size, around 16,000 m², which means 170 apartments. Grass will grow on the flat roof, intended for recreational use by people in the building.
Palác Trnitá is expected to be one of the new structures of the future Southern Center, which is to be developed due to the relocation of the train station and the release of vast areas for new construction. Nearby, there will be a so-called Boulevard, the main street of the new district. The complex will be built on a site where there is currently no development.
The question is how attractive living in this area will be for people, as it is a location heavily burdened by dense automobile traffic and lies next to a four-lane road that serves as an exit route. According to the study, the area is at the limit of emission standards for all monitored pollutants in the air, with some limits even being exceeded. The quality of air in this area will not be improved by the expected 1,700 cars that will arrive or depart from the complex daily.
