Jičín – A residential district in Holínské Předměstí in the sixteen-thousand strong Jičín will be developed according to a design by the Prague studio Gogolák+Grasse. The studio won the architectural and urban planning competition announced by the city in February for the development of the area. Due to their victory in the competition, the architects are expected to produce a land-use study for the city. The results of the competition, which included four entities, were approved by the city council. The representatives will discuss them at the September meeting. This was stated by the city spokesman Jan Jireš.
With the preparation of Holínské Předměstí for residential construction, the city hall is responding to the ongoing demand for housing in Jičín. On an area of 16 hectares, dozens of houses for several hundred inhabitants could be built. The location, currently mainly occupied by fields, connects to the residential development in Seifertova Street and is bordered by Markova Street and road I/35.
The jury of the architectural competition, after reviewing the four submitted proposals, sent all of them to the second round. In this round, the competitors further developed their concepts and addressed the jury's comments. Among other things, the jury praised the winning proposal for its quality network of open spaces, a clearly defined center in the form of a square, good connectivity to the landscape, the assumption of diverse development, and the ability to respond to the future needs of the city.
The design by the studio Gogolák+Grasse includes a central Battle Square. The development will be intersected by three bands of parks or greenery. To cross road I/35, the architects proposed two pedestrian bridges, and there are also plans for sports facilities and a kindergarten. The proposal has been made so that the suburban development can occur in phases.
According to the city hall, preparing the land for construction will take years and will be one of the projects that the city leadership will address in the next election period from 2026 to 2030. A key issue will be resolving property relations, as approximately half of the land is owned by the city. The rest belongs to private owners. Measures against noise from road I/35 will also need to be addressed.
The development of Holínské Předměstí is expected to follow the project Kasárna, where about 200 apartments are to be created on an area of about ten hectares near the city center, a quarter of which will be in family houses. Currently, the city is building infrastructure in the area of the former barracks at a cost of about a quarter of a billion crowns. It should be completed by the end of August 2025. The sale of parcels should begin before the infrastructure is finished.
