Náchod – The city of Náchod has begun to prepare an urban-architectural competition for the use and development of the land of the former textile factory Tepna near the city center. The administration of the competition will be handled by MOBA studio. The company will also work on a site study and urban solution for the location, which is expected to take about one year. CTK was informed of this today by the city hall spokesperson, Nina Adlof. Originally, a hypermarket with a shopping center was planned for the site.
The strategic parcel near the Náchod castle, covering an area of 2.57 hectares, was purchased by the city last June from JTH Holding for nearly 56 million crowns including VAT. The city also spent an additional two million crowns for the purchase of adjacent parcels to build a road that will connect Plhovská street with Karlovo náměstí. After the purchase, the city hall had piles of debris from the demolished Tepna cleared away. For now, part of the land is being used as a parking lot.
MOBA studio will first conduct an analysis of the area and develop an urban and economic feasibility study. The city intends to discuss the results with the public and plans to present the proposed solutions. According to the city hall, the outcome should be a vision of how the area will be divided, including what proportion will be residential, commercial, recreational, or green spaces. It will also be considered whether the city will sell any part of the land to private investors.
The city hall would like to include the currently unused building of the former spinning mill, which belongs to Dutch owners, in its plans for the future use of the Tepna site. "The city leadership is currently negotiating with the Dutch owners regarding its purchase for the city," the spokesperson said.
For the purchase of land from JTH Holding and the acquisition of parcels for the road, the city took out a loan of 58 million crowns from Komerční banka last June. In January of this year, the city repaid the loan early, a year and a half ahead of schedule.
JTH Holding planned to build stores on the land. However, the hypermarket project near the castle faced many opponents in the town of twenty thousand. The company ultimately sold the land, along with the piles of debris, to the city.
