The object is located in an architecturally significant area of the Masaryk quarter in Brno, in close proximity to Wilson's Forest and the villa of Ernst Löw-Beer. The plot has a north-south orientation and slopes towards the south, where a spacious garden is situated. Along the eastern facade, there is a driveway from Preslovy Street to the garages at the southern border of the plot.
The oldest part of the house was built as early as 1938. In 1947, a southern wing with terraces overlooking the Pisárecké Valley was added. In 1997, an extension with a flat roof was constructed above half of the area of the 3rd floor, adjacent to a two-family house. The addressed building is a change of the completed structure through modifications from a family house to an apartment building. This object required revitalization and rehabilitation of load-bearing structures in its original form. The main task was to assess the structural condition of the load-bearing structures, propose remediation adjustments, modify and design the layout, and improve the design of the existing apartments to better meet current housing requirements. Furthermore, to improve the thermal technical properties of the building envelope through insulation, roof repairs, and additional waterproofing, and to contribute to the unification and enhancement of the overall appearance of the building through the replacement of windows and the plastering of the entire object.
Another investor's assignment was to create a fully functional apartment in the attic space of the 3rd floor, which would compositionally complement the existing extension on the second half of the area.


Architectural Solution

The facade of the entire building, except for the bay window on the eastern side, is plastered in a white shade, while the bay window is in a dark gray shade. The window frames are in an anthracite shade, and the railings on the southern terraces are fully glazed and built up on the sides to the columns supporting the terrace. The entrance doors and garden doors are glazed, aluminum in an anthracite shade. The veranda is covered with travertine, just as it was in the original state.
The northern facade is dominated by vertical glazing of the staircase over two floors. The windows are divided both vertically and horizontally, as they have been so far, and serve for the ventilation of the staircase.
The wooden box of the extension is placed in a defined space that was previously the attic area above the existing cornice and is materially distinct from the original building, highlighting the period of its creation. The facade is made of vertical larch wood cladding and Fundermax panels in an anthracite shade above or around the window openings. The southern facade ends with a cantilevered balcony overlooking the Pisárecké Valley.


Interior of the Studio

The interior of the studio also serves as a showroom for current trends in interior design. We walk through the entrance hall with a gallery of projects on one side and a built-in wardrobe in matte white with an oak niche in combination with Flotex on the other side, passing by the bathroom to the meeting room.
In the meeting room, a velvet vinyl Flotex in a teal shade was chosen for the floor. The lower part of the library is custom-made - the body is in matte black and the doors in oak decor. The upper part, however, was a prototype. Emphasis was placed on the invisibility of joints and minimal thickness of the shelves. Therefore, it is made of aluminum sheets 6 mm thick with a black coating. The metal products (shelves, part of the library, and other accessories) are produced in-house. On the wall behind the television and around the corner window, there is a recessed cladding in an oak decor, as well as on the tabletop. The meeting room is separated from the entrance hall and kitchenette by a fully glazed colored sliding door in a smoky shade.
The working space of the studio is divided by a glass partition with a custom-made plinth into two areas. The simple and clean solution for the smaller separate office and the open space of the studio with a kitchenette is filled with tables made from compact tabletop material with a black core combined with drawers and legs from Ikea and Vitra chairs. The studio continues beyond its walls with a spacious terrace opening into the Pisárecké Valley. Uninterrupted views are enhanced by fully glazed railings around the terrace. The studio capacity is 8-10 people.
In the minimalist conception of the bathroom, large-format Laminam tiles in white and black (1000 x 3000 x 3 mm) were used. The dominant element is the Gravelli Ovum concrete sink combined with a wall-mounted faucet. The cabinets are made of compact board with a black core. Accessories and mirrors were made from steel with a black coating.
The floor of the entire studio space, except for the meeting room, is poured with polyurethane screed. The doors in the studio interior are with hidden frames.
