Historical Development of the Chalupkova ZoneIn the Chalupkova zone, more intensive construction development was recorded from the mid-19th century. This mainly concerned industrial structures, the most significant of which were the APOLLO refinery (established in 1895), the boiler plant for APOLLO (later BAT), and the area for the production of high-voltage cables and conductors KABLO (founded in 1895). The APOLLO refinery was 80% destroyed on June 16, 1944, by American bombing (at that time it belonged to the German conglomerate IG FARBEN). After post-war reconstruction, the refinery continued to operate in this location until 1963. Some of the boiler plant buildings still exist in the area, and the original heat production facility designed by architect Dušan Jurkovič has been listed in the Central Register of Cultural Monuments since 2008.
Character of the Surrounding DevelopmentThe TWIN CITY (hereafter TC) building is bordered on the west side by the collecting road FT B2 Karadžičova, behind which is the area of a compact city with a maximum building height of up to 21m. The existing development in this part is characterized by its clear street lines and block structure. Továrenská street has a direct impact on the addressed area in the context of this surrounding development, continuing through Jakubovo Square to Šafárikovo Square.
On the north side, the TC complex is bordered by the collecting road FT B2 Mlynské Nivy, behind which in the western part dominates the high-rise solitary of the VUB headquarters, while the remaining part is formed by a complex of bus station buildings. To the north of the bus station is a vast residential zone called "500 apartments," which is significant in terms of housing structures in Bratislava.
The eastern side of TC is bordered by the collecting road FT B2 Košická, behind which is currently a solitary building of GUMON, and behind it is a large cleared area of the former GUMON, where new construction is in preparation.
The southern side of TC borders on areas and buildings, most of which are being prepared for further development (see related prospective UPP and UPD). Currently, these areas constitute a major Bratislava brownfield, which has the potential to become a new city center. Here are the former industrial sites of BAT, VUKI, APOLLO, etc., most of which are largely cleared or prepared for demolition, on Chalupkova street a two-story department store Bottova and a butcher shop operated by Orbán, on Bottova street a gallery in the former industrial building DESIGN FACTORY.
The main compositional axes besides the aforementioned roads are formed by Továrenská street and Chalupková street to the south of the addressed plots.
Character of the TC DevelopmentThe urban concept logically respects the natural compositional axes in the area and is fully in line with the planned locations of perspective landmarks in this area according to UPN-Z Chalupkova (the corner of Karadžičova - Mlynské Nivy and Mlynské Nivy – Košická); the development is concentrated along Továrenská street, while the key spaces of the urban composition are designated for further phases of construction, within which these nodes would be addressed separately with adequate emphasis on their uniqueness and dominance.
The mass-space arrangement follows and thus extends the character of the development of the central urban area, with respect to the design, it was important to deal with the resulting diagonal of the street network continuing from the CMO due to the trapezoidal shape of the Chalupkova zone.
The TWIN CITY buildings are composed of new constructions with a height of up to 7 floors, creating a semi-enclosed block development. A significant element in the design is the rhythmization of the street facade to Továrenská street, which is achieved by the mass division of the buildings themselves. In addition to the rhythmization of the street facade, it also addresses the daylighting impacts on neighboring plots and the lighting design of the interior spaces of the proposed new buildings.
The main urban philosophy of TWIN CITY is not an architectural exhibition of forms, materials, or colors, but B U I L D I N G A C I T Y in the form of creating classic street spaces, in the form of building "normal" buildings in a "normal" place.
The design of Továrenská and Chalupková streets is fundamentally taken from UPN-Z Chalupkova (JELA s.r.o.), creating streets of a boulevard type, with a green strip in the middle, and a significant aspect from a transportation perspective is the possibility of a 180-degree turn around this green central strip. Publically accessible spaces between the proposed developments on Továrenská street allow pedestrian connections between Továrenská street and Mlynské Nivy.
