Family House Svitavy

Location
The investor's plot is located on the outskirts of the town of Svitavy, in a newly developed area of family houses. Planned streets have connected here with the existing structure of the town. A diverse mix of all types of family housing is emerging, from villas, through terraced houses, to various kinds of new builds. Our task was to design an economical house, the builder's own enclave.

House
The basic spatial principle is the division of the house into two halves, northern and southern. The southern half belongs to the communal life of the family and is open to the sun. It offers a connection to the garden, the luxury of an elevated space by the fireplace, a study facing inward into the house, and a terrace with a view into the treetops.
The northern half is intended for individual family members. There are bedrooms, a hall, and the service facilities of the house. Each half is divided into thirds, and each third is a square. This is reflected in the wooden construction.
We designed a compact house for family gatherings, a house without a corridor. The windows span the full width of the square module, and the facade cladding panels match the full production format. The stairs are made from a single piece of iron, and the railing is made from a single piece of glass.
Heating is provided by a fireplace and an air-source heat pump.
The construction was partly done by the homeowner himself. Thanks to the personal commitment of the client and his father-in-law, good construction quality was achieved while minimizing costs.

Garden
The house is situated at the northern edge of the garden so as to preserve as much open space as possible with a view into the overgrown orchard ahead. The garage is incorporated into a terrain wave to become part of the garden. The picket fence offers a blurred division between protecting privacy and the openness of the surroundings.
