The urban design responds to the shape and orientation of the elongated rectangular plot in the E-W direction. The residential complex, comprising 66 apartments, is divided into 3 basic masses that create a semi-closed park-like community garden space oriented to the south. The garden features a gazebo "observatory" with facilities for residents and a viewing terrace - an observation point. On the northern side of the plot, there is a publicly accessible access road with entrances to the houses and parking spaces.

On the western side, a solitary tower with 6 floors is proposed, creating a local landmark for the residential complex. Attached to the tower, in the west-east direction, is a long mass with 3+1 floors and 4 stairwell sections. The residential area is closed off on the eastern side by a smaller perpendicular mass with 3+1 floors. The stairwell sections are connected by a partially underground basement level with garages.

The houses present a simple, smooth, and compact impression. The dominant long mass is visually rhythmized into 4 smaller "towers" by creating roof terraces on the 3rd and 4th floors. The roof terraces on the 4th floor are designed and dimensioned to provide adequate privacy while also allowing for the realization of supplementary structures and buildings.

The material solution is very simple to highlight the massing of the houses and the quality of their details. Smooth plaster in a warm gray tone is used, while the terraces and niches of the partially embedded balconies are finished with white smooth plaster, combined with the natural colors of wooden windows. The railings of the balconies and terraces are designed from perforated metal sheets in a golden hue. The impression of the complex is complemented by the design of the ground-level details - paving of pathways and entrances, retaining walls made of gabions, and exposed concrete, benches at the entrances, entry gates. The design of the greenery in the ground area and the community garden is executed with an emphasis on functionality and simple maintenance.

The project is conceptually designed and realized as energy passive. The bearing structure of the house is designed in a combination of reinforced concrete and lime-sand masonry. The consoles of the partially embedded loggias are executed in the form of ISO beams. The building envelope is exceptionally insulated and equipped with wooden windows with triple glazing. The windows are standardly fitted with exterior blinds.

The apartments have a central forced ventilation system with heat recovery. The heating of the apartments is hot water-based, with the heat source for heating and hot water preparation provided by a hot water supply connection.
