A house for a distinctive client in the middle of Černá za Bory, which falls within the cadastral area of Pardubice and is characterized by an expressionistically heterogeneous suburban family-type construction, has been under development for several years. Despite unpleasant complications caused by the inconsistencies of construction companies, its realization is approaching completion.
CircumstancesIt is not a family house. It looks like one, but it is not. The true character of the building arises from a specific brief. From the beginning, the client had a clear idea of the character and usability of the investment - he wanted to use the space for "
sleeping over" - it was supposed to guarantee a sort of quiet escape from the work traffic and living in the center - and he also considered the potential option of renting the living space to well-situated clients. An original variant of a studio apartment with a garage is easily accessible from the center of Pardubice (not only by car but also by public transport and train) within a few minutes, and combined with the calm of family housing and adjacent forest, it offers an ideal combination for a manager who primarily needs peace for recovery, yet understands that in a year or two he might work in a completely different region and therefore is not looking for permanent housing. Thus, from a brief perspective, the living space is a hybrid between an order for a specific and an ideal client. The combination of both approaches led to a result that is distinctive, yet this distinctiveness does not diminish its potential for commercial use.
Spatial SolutionThe above factors thus determined the spatial solution. The house is built on a simple rectangular footprint. On the first floor, there is a garage on the north facade, an entrance vestibule, a bathroom, a toilet, and a staircase area. The main living area connects to the outdoor terrace and comprises a living corner, dining area, and kitchenette. A guest room also connects to the terrace. The second floor is accessible from the living room via a single-flight staircase. The layout is solved without the need for a hallway. The second floor is partly open above the main living area and houses a study with a dressing room.
Architectural SolutionA single-story, unbasement building with residential attic space, outdoor terrace, and a garage for a personal vehicle consists of two masses, with the higher one ending in a flat roof. The austere expression of the northern entrance facade is complemented by a low longitudinal window. The southern facade, which connects to the intimate garden space, is dominated by French windows, leading to a concrete terrace with an open pergola. The main two-storey mass of the house is executed in smooth plaster, while the adjacent low mass is finished with Cetris panels.
Construction SolutionThe proposed outer wall consists of two types. The two-storey part is constructed of Porotherm P+D bricks with a thickness of 440mm, while the single-storey extension is built with Porotherm P+D bricks with a thickness of 300mm, insulated with 100mm thick ORSIL mineral wool and clad with a facade system made of Cetris panels. The proposed internal load-bearing wall is made of 300mm thick POROTHERM P+D bricks laid on TERCA KLINKER mortar. The partition walls are designed using Porotherm bricks with thicknesses of 115mm and 65mm. Window openings are fitted with aluminum frames and equipped with insulating double glazing. The ceiling structure is designed as a wooden beam ceiling supported into the wall and onto steel beams. The construction of the flat roof has a slope of 20 degrees and is made up of rafters with a cross-section of 180 x 220mm. Between the counter battens and rafters, a TYVEK safety and diffusion membrane is proposed. The roof covering consists of TONDACH ceramic tiles. The covering of the flat roof is made up of wooden beams with a cross-section of 200 (250) x 100mm, laid on steel load-bearing elements by HALFEN. The drainage of both roofs is designed with internal downspouts.
